A custom-designed home with an open concept hits the Vancouver market.

Scrolling through the local real estate listings recently I stumbled across a gem of a home located on a quiet corner lot in my old East Van neighbourhood. Is there anything better than succulents and mid-century modern architecture? The Serulnic House designed by Richard Neutra, FAIA back in 1953 is the most stunning example. Part of a bigger compound that is up for sale, incidentally for $8.8 Million, the secondary home on the property, originally designed for Neutra’s secretary and her husband is set hilltop amongst a stunning 5.7 acre succulent garden in La Crescenta, California (a few miles out of L.A.).

The compound is currently owned by Michael Balzary, better known as Flea (Red Hot Chilli Peppers) and his designer wife, Melody Ehsani and although the main home on the compound designed by architect, Michael Maltzan for previous owner/artists, the Pittman Dowell residence, (in the early 2000’s), is stunning in itself, the original structure, The Serulnic House with it’s giant succulents is definitely a highlight.

With a 1,350 sq ft floor plan, the home features 2 bedrooms, one bath, walls of glass, a bear valley stone fireplace and a plethora of Neutra designed built-ins, including a sofa system with record player and concealed speakers, multiple desks, shelving systems, dining room table, sliding breakfast nook and vanity. The home opens up onto a flat grassy pad with stunning mountain and city skyline views throughout. The home is listed with RSR Real Estate out of Los Angeles. From the welcoming traditional staircase with it’s decorative carvings to an open space kitchen, the home has a playful sense to it with it’s geometric extension, which looks to have grown organically out of the parent building with it’s curvy walkway and garden.

Let’s take a look.

Inside, the entryway leads to the kitchen and living space where the geometry of the ceiling folds, creating height and space with an origami-style structure, punctured with roof lights. A simple palette of Calcutta Mont Blanc marble and solid oak has been used in the kitchen, with a solid oak herringbone flooring running throughout the living spaces on the ground floor, connecting the kitchen to the library and bright formal sitting room. Terrazzo flooring has been used in the side passage which connects the front garden to the back, as well as on the bathroom floors. Wall finishes include polished plaster and Bauwerk lime paint.

On the first floor, the master bedroom is furnished with Donald Judd-inspired wardrobes and is situated alongside a luxurious ensuite, finished with a palette of reeded glass, brass and marble with a free-standing bath placed fireside.

The top floor was designed to maximise space and light where each of the three children’s bedrooms have a playful mezzanine loft bed that sits above the shower room between them. A corner section of the roof has been cut away to make way for a bespoke roof light, allowing light to travel down onto the staircases below.

At the top of the terraced garden, the roof of a new garden room mirrors the geometry of the parent building which is used as a home office, cinema room and guest suite.

The earthy tones, black roofs and facades in tight vertical planks of Canadian cedar set the tone. The orangery placed between the two buildings pulls the spaces together creating a sheltered courtyard for all seasons. Such a dreamy home.

Kitchen Reno Upper Shelving

It was important for us to stay true to our design ethos of a simple, contemporary, west coast home. We wanted to honour nature, by keeping the finishes honed, matte, or textured. Here are a few of my favourite design choices:

— PANTRY – Includes lots of hidden storage, including designated spots for our microwave and coffee maker. – I designed it to have solid doors, keeping it really simple. And long wooden handles that I sourced on Etsy. – Includes open shelving for our plates and bowls, which we have been collecting from local potters over the past few years. 
— CUPBOARDS – handleless and knobless, giving it a really modern look. – built in hood fan surround, minimizes the hood fan – Hood fans are required to be mounted a particular distance from the stone top (depending on electric or gas), but uppers are generally 24” above counter. By having custom upper cupboards, I was able to design them a little shorter than standard. This way they are the same height as the hood fan surround, and create a sleek link. They also increases our backsplash height. – went with textured Riftcut oak laminated for the base cabinets along perimeter, and to add some warmth and rawness to the kitchen. This secondary finish is as also repeated in the pantry shelving.
— COUNTERTOP – chose a white quartz for both the countertop and backsplash. – opted for a 2CM countertop — much more slim and contemporary than your standard countertop thickness. – I saved money by selecting 2CM countertop but spent a little extra on the waterfall edge on the one side of the kitchen island. This gave the thin counter more integrity on the overlap. 

— EXTRAS – Selected this Blanco single sink in white. – Selected a single floating shelf to house some favourite treasures and give the white kitchen some personality.

Pantry After Kitchen Reno
Step 1: 
Pin all favourite kitchens. My Pinterest has become my file folder and safe for all things inspiration. I have a lot. 
 
Step 2: 
Create a shortlist of favourites. Identify of all the things that tie these kitchens together. ie. white and raw, natural wood, minimal hardware, beams, open shelving, plaster

Step 3: 
Learn about your home — the age, the neighbourhood’s history, the city’s style. And try to incorporate these aspects. This will help the design remain timeless. 

I live in Vancouver — a coastal city, known for it’s rainforests and big cedar trees. Vancouver is a relatively young city, and didn’t develop a well known style until after WWII. This new aesthetic emerged into what we refer to today as “West Coast Style”. It’s a contemporary design that prioritizes its vistas and takes advantage of its natural resources, not surprising this includes local wood. 

Vancouver is often referred to as the “city of glass”, for its extensive use of glass and natural lighting. I live in a part of Vancouver called Fairview. My townhome was build in the mid 1980s when this neighbourhood was really taking off. A prominent design style of the time was Post Modernism. Many of the buildings in this area have nods to the Mediterranean or Southern California (lots of stucco, roof parallels, open common courtyards, arched windows). 

Step 4: 
Evaluate your choices with history and heart of the city in mind. Knowing these facts made it easier to make my own design choices. I tried to honour modernism, by selecting contemporary silhouettes and natural finishes that aligned with this ethos. ie. I couldn’t go making a country farmhouse style home or a Southwestern Adobe in the middle of Vancouver.

Step 5:  
With all this in mind, make a list of what your “key materials” are. Try to stick to this list as a guide for a cohesive look. This can be hard with all the design trends out there! For examples, even though I love the look of veining in quartz and marble, I knew it wasn’t part of my plan. Also, I reminded myself that it is important to include materials and details that are personal and unique to you – – especially in decor and in ART !

Natural maple (from back in Ontario)

An architect’s mission is to take an active part in solving current issues within their projects, and Paris-based firm, l’atelier, Nomadic Architecture Studio was up for the challenge with converting this 50 sqm (just under 550 sq. ft.), 1-bedroom apartment into a home for a family of five (a couple and three children aged 18, 15 and 7). Known for their expertise in small housing and space optimization, l’atelier set out their design process with the diagnostic stage, highlighting several elements from floor plan (which is almost square), running from the front to the back of the building (benefitting from maximum natural light) and finally, the three-meter high ceilings (almost 10 feet) which offered lots of opportunity for verticalization.

The architect decided to create a living area running from front to back of the building, taking advantage of the morning and evening light based on those elements. The space is staggered to create open subspaces, a kitchen and dining room on one side, and a living room on the other. The entrance is integrated as part of the living area, at a junction of the two subspaces. Taking into consideration that the owners wanted a design that could adapt and evolve as the older children were soon to be independent, a request was made so that eventually there would be only one bedroom left after the children had all left home.  l’atelier subsequently staged the project into three different phases, including a few easily movable partitions in the floor plan. Currently the apartment can accommodate five people, and the layout will remain as is for the next three years. When the two older children leave, the parent’s bedroom wall will be removed to create a bigger living room. And in about ten years, when the youngest child leaves, the two remaining bedrooms will connect to make a larger bedroom for the parents.

The choice of materials also played an important role in the project. To make it feel more spacious, l’atelier used the same materials for all the doors and windows (a light-coloured pine wood from Poland with a generous uniform pattern), and a very light pine wood was also used for the flooring to optimize natural light. The result is an airy, spacious feel, ready to take on the challenges that come with a family of five working/living from home during a pandemic.

Completely restored this vacation rental which the owners open up when they aren’t using it, is an extension of their vintage shop, Arlee Park, located in nearby Minneapolis. With a focus on sustainability, the a-frame’s interior shares era-specific pieces in the space.

I’m loving the combination of the monochromatic blacks, natural woods and textured materials which create a cozy modern vibe that doesn’t distract from it’s rural surroundings. The layout of the living room with panoramic windows on both sides, allows for the dweller to take in the beautiful outdoor views. A small kitchen provides the basics with a dining table adjacent to the living room and the tiny house has two bedrooms and a folding sofa to accommodate visiting guests.  Let’s take a look!

With home being a big part of this past year, I thought it only appropriate to do a little round-up of a few of our favourite home tours we did this past year on the blog. Was delighted to find a family who has chosen to live in a tiny house, to focus on a more simplified life, a life of less stuff, more time and financial freedom. Something I think many of us long for, and have come to realize the importance of, especially during these uncertain times.

The home was designed by Aussie Tiny Houses based in Coolum Beach, Queensland, Australia, who offer a turn key solution for those looking to jump on the tiny home bandwagon. They offer a a few versions of homes, and this one named the Teewah 7.2 is their most popular family design Tiny House. The kitchen has a 2.7m long benchtop, with plenty of room for prepping meals, and also includes a pull-out pantry and a large bi-fold window that opens up onto the deck outside. The lounge is set up to hold space for a couch or sofa bed, and there are two queen size lofts (on opposite sides) which can be accessed via storage stairs on one side and a ladder on the other.  Let’s check out the pics.  Thank you Greg and Amy for letting us share and be sure to check out their sites for more inspiration and info.
